Concrete Resurfacing vs. Replacement: When Each Makes Sense

Old concrete with surface damage may not need replacement. Polymer overlays bond a fresh, 1/8" to 1/2" layer over the old slab for a fraction of the cost.

Resurface when…

  • Surface is spalled, pitted, or stained but flat
  • Cracks are hairline and stable
  • No heaving, settling, or rocking sections

Replace when…

  • Sections have heaved or settled
  • Cracks are wider than 1/4"
  • Subgrade has failed (visible through tilted slabs)
  • Reinforcement is exposed and rusted through

Cost

Resurfacing: $3–$7/sq ft. Replacement: $10–$16/sq ft (includes demo).
