How is HVAC sized?

By BTU/hr and tonnage. 1 ton = 12,000 BTU. A proper Manual J load calculation factors square footage, ceiling height, insulation, windows, orientation, and climate zone.

What size AC do I need for a 2,000 sq ft house?

Roughly 3–4 tons in most US climates. Hot, sunny homes push toward 4 tons; well-insulated homes in mild climates need only 2.5–3.

Why can't I just buy a bigger unit?

Oversized ACs short-cycle — they cool the temperature fast but don't run long enough to dehumidify. You get cold, clammy air, higher bills, and premature compressor wear.

What's SEER2, and does it matter?

SEER2 rates cooling efficiency. Every 2-point jump saves ~10–15% on cooling bills. A 16 SEER2 unit usually pays back the upgrade cost vs. 14 SEER2 within 4–7 years.

Do I really need a Manual J load calc?

Yes if you're replacing the system. Rule-of-thumb sizing is wrong 30–50% of the time. A proper Manual J costs $150–$400 and can save $3–8K in wrong-size penalties.
